Adapting to the Changing Home Insurance Landscape in California

The escalating effects of climate change have led insurance companies to rethink their policies, particularly in regions prone to natural disasters. California, a state increasingly affected by wildfires, has seen major shifts in the insurance market. In late 2023, State Farm announced it would stop issuing new fire or liability property insurance policies in the state. Additionally, 2% of the company’s policies statewide were not renewed last year, leaving many homeowners searching for alternatives.

Steps You Can Take
For those in high-risk areas, the **California FAIR Plan** remains a reliable option. This plan is especially useful for homeowners needing insurance for escrow closings, allowing them the flexibility to explore other options once wildfire risks are fully addressed. The FAIR Plan offers coverage up to $3 million, regardless of a property’s replacement cost.

Homeowners should also double-check their insurance details to avoid potential claim issues. For example, mismatches between the titleholder and the policyholder can lead to denied claims. Problems often arise when a property’s title is held in a trust while the insurance policy is under an individual’s name. To prevent such complications, it’s wise to review your policy and ensure the trust is listed as an additional insured party if applicable.

Why This Matters
Having home insurance is a critical requirement for obtaining a mortgage, making it essential to secure coverage before submitting a property offer. Homeowners should also prepare for potential premium increases during policy renewals. Despite these challenges, real estate remains a worthwhile investment. Many people continue to settle in disaster-prone areas due to personal preferences or financial opportunities.
