I hope you and your family are enjoying what certainly feels like a different kind of summer! While I am missing traveling and social activities I am extremely grateful for our beautiful open spaces here in Marin County. Seeing countless people enjoy simple pleasures like social distancing and enjoying a glass of wine with friends in the back yard, picnicking in the parks or Lytton Square, kayaking on the bay and exploring West Marin are true silver linings. I am appreciated all that our beautiful County has to offer more than ever!
 
We continue to experience one of the most frenzied real estate seasons in recent memory with more buyer demand than supply of homes for sale. Low interest rates are outperforming COVID, and San Francisco families in search of more space, backyards with flat space and pools and renovated, move-in ready homes continue to come to Marin County, Lake Tahoe and the wine country in droves. 

 With schools shifting to online learning and Google announcing that workers should stay home until July 2021, many feel there is no reason to stay in San Francisco. This buying frenzy will not last forever. The economic fallout of COVID, the big question of when we will have a vaccine, and an upcoming presidential election make for some significant headwinds.

The article covers the tangible services this very important asset class provides that have nothing to do with money. The article also covers the significant buyer demand for quality spaces to work from home, learn from home, different floor plans and flexible spaces, bigger yards, and more recreational outdoor space. 
 
Beautifully renovated homes with large kitchens and family rooms, designated spaces for home offices and at-home learning, serene outdoor spaces etc. continue to be in high demand from the flood of San Francisco families and move- up Marin buyers searching for a better quality of life.

Every economic downturn in history has slowed down the demand of buyers in the U.S. to move, but this downturn has been different -- it has driven new buyer demand. Across the country, and for many different reasons, people are moving. Just look at the trends across the market:
 
Mortgage rates reached an all-time low in July: 2.98%.
Mortgage applications are up significantly: +33% in the first week of July vs. a year ago.
National home sale activity rebounded: Existing-home sales in June rebounded 20.7% month over month, highest monthly increase ever recorded.

New single-family home sales soared to highest rate in 13 years: rose 13.8% year over year.
Home prices are at all-time highs: Median existing-home prices grew 2.8% to hit an all-time high. Homebuilder sentiment is at 72: The last time we had a yearly average as high as 72 was in 1999.
 
And of course, after many months of social distancing, people have never been so intimately aware of the inadequacies of their home, leading more people to want to move.
