Just listed 2 days ago, 65 Ethel Avenue, Mill Valley is already pending. The property featured four bedrooms and two and a half bathrooms and was beautifully remodeled in move in condition, within walking distance of downtown. It was priced at $1,795,000, which was in my opinion strategically under-priced. The property received 2 pre-emptive offers way over asking price, all cash. While the exact terms of the contract remain confidential until after close, the fast and over asking price sale tells us that buyers are willing to pay a premium for remodeled homes. This coupled with the fact that the property was priced 'low' for a done home in this market, drove the final sale price up.
