A Local Realtor's Guide

Buying your first home is one of the biggest financial and emotional decisions you'll ever make. It's exciting, but in a market like Marin County, it can also feel intimidating. Between limited inventory, multiple offers, and homes selling quickly, many first-time buyers worry they'll make the wrong decision—or miss out altogether.

The good news is that buying a home here doesn't have to feel overwhelming.

I've been helping buyers purchase homes for more than 32 years, with the majority of my career focused on Mill Valley and Southern Marin. During that time I've guided clients through every type of market imaginable—from frenzied seller's markets to economic downturns—and one thing has remained constant: buyers who are well prepared and well advised almost always make better decisions.

My job isn't simply to open doors and write offers.

It's to educate you, help you understand the market, protect you from costly mistakes, negotiate fiercely on your behalf, and give you the confidence to know you're making the right decision.

Step One: Understand That Every Marin Market Is Different

One of the biggest misconceptions I see is buyers thinking that Marin County operates as one market.

It doesn't.

Mill Valley behaves differently from Kentfield. Larkspur has different buyer dynamics than Tiburon. Even within Mill Valley itself, every neighborhood has its own personality, pricing patterns, lifestyle, architecture, sunlight, views, commute, and level of competition.

This is where local knowledge becomes incredibly valuable.

Having lived in Mill Valley for nearly three decades and spent years studying every neighborhood, I help my clients understand the subtle differences that don't appear on Zillow. Sometimes moving just a few streets away can dramatically change your daily lifestyle, resale value, privacy, sunshine, or walkability.

Those are the conversations that matter.

Finding the Right Neighborhood Is Often More Important Than Finding the Right House

This may surprise you, but I often spend more time helping buyers choose the right neighborhood than helping them choose the right home.

Why?

Because kitchens can be remodeled.
Bathrooms can be renovated.
Landscaping can be redesigned.
You can even add square footage.
But you cannot change where a home sits.

One of the most rewarding parts of my job is helping buyers discover which neighborhoods truly fit the way they want to live.

Do you want to walk to downtown for coffee?
Would your family benefit from being able to walk to school?
Do you want all-day sunshine?
Do you value complete privacy?
Would you prefer views over a large backyard?
How important is a level lot?
Would you rather be surrounded by nature or be close to restaurants and shopping?

These questions often matter far more than whether the countertops are quartz or marble.

Having lived in Mill Valley for decades and sold homes throughout Southern Marin, I spend a great deal of time helping clients understand these trade-offs before they buy.

Years later, many clients tell me choosing the right neighborhood was the best decision they made.

Step Two: Become a Buyer Sellers Want to Work With

In Marin, finding the right home is only half the challenge.
Winning it is the other half.

The strongest buyers prepare long before they write their first offer.

That means:

• Obtaining a full underwriting pre-approval rather than simply a pre-qualification.
• Understanding your complete monthly housing costs—not just your mortgage payment.
• Working with an experienced local lender who can communicate directly with listing agents and provide confidence that your financing is rock solid.

Over the years I've learned that sellers aren't always looking for the highest price.
They're looking for certainty.
Reducing uncertainty can make your offer dramatically more competitive.

Step Three: Learn to See Beyond Beautiful Photography

Today's listings are beautifully photographed.
Professional staging, drone photography, twilight images, and video tours are wonderful marketing tools.
But they only tell part of the story.

When I tour a home with buyers, we're evaluating things that photographs can't show:

• How much natural light enters throughout the day.
• Whether the home feels private.
• Road noise.
• Traffic patterns.
• Neighbor proximity.
• Drainage.
• Hillside stability.
• Insurance considerations.
• Deferred maintenance.
• The quality of previous remodeling.
• Future resale potential.

One of my responsibilities is helping clients see both the opportunities and the risks before they become expensive surprises.

Step Four: Know What You Truly Want

One of my favorite parts of working with buyers is helping them discover what actually matters to them.

Many people begin their search focused on finishes and cosmetic details.
Very quickly we shift the conversation toward the things that truly affect your happiness years from now.

Things like:

• The neighborhood.
• The quality of natural light.
• Privacy.
• Walkability.
• Indoor-outdoor living.
• Commute.
• School district.
• Noise.
• Views.
• Future resale potential.

Cabinets can be replaced.
Paint colors can change.
Location cannot.

Helping buyers separate emotion from long-term value is one of the most important parts of my job.

Step Five: Relationships Matter More Than Most Buyers Realize

One advantage of working with an established local Realtor is access.

After more than three decades in the business, I've built longstanding relationships with agents throughout Marin County.
Those relationships often lead to conversations about homes before they're publicly available, insight into sellers' priorities, and opportunities that simply aren't visible on the major real estate websites.

No agent can promise access to every off-market property.
But having deep relationships within the brokerage community can absolutely create opportunities that many buyers never even know existed.

Step Six: Strategy Wins More Homes Than Emotion

Many buyers assume success comes from simply offering more money.
In reality, writing a winning offer is far more nuanced.

Every seller is different.
Every situation is different.
Sometimes timing matters most.
Sometimes certainty matters.
Sometimes it's the financing.
Sometimes it's understanding exactly what motivates the seller and structuring the offer around those priorities.

Negotiation is one of the areas where experience matters enormously.
After negotiating hundreds of transactions over the course of my career, I know that the strongest offers are rarely built on price alone.

Step Seven: Sometimes the Best Advice Is Not to Buy

This may sound unusual coming from a Realtor.

There have been many occasions where I've advised buyers not to write an offer.
Sometimes a home has issues that concern me.
Sometimes I believe it's overpriced.
Sometimes I know another property is likely to come on the market that better fits their goals.
Sometimes buyers are simply trying to force a decision because they're tired of looking.

Buying a home is too important to rush.
I'd rather help someone make the right decision than the fastest one.

That philosophy has resulted in many long-term relationships and clients who return years later when they're ready to buy or sell again.

Step Eight: I'll Stay With You Every Step of the Way

Buying your first home doesn't end once your offer is accepted.
In many ways, that's when my work really begins.

I'll guide you through inspections, disclosures, contingencies, insurance questions, escrow, negotiations, and closing, making sure you understand each step before making important decisions.
