The most significant factor in the 2008 crash was that tens of millions of households bought or refinanced homes with loans they could not afford once the "teaser" rates expired - due to predatory lending, Wall Street flimflammery, and promises of never-ending appreciation. Due to the large accumulation of unmanageable debt, many homeowners were forced into short sales or foreclosures, which flooded the market. This is not the case in 2022.
